We make business-purpose loans to entities investing in Maryland real estate. ## The short version - We use your information to answer you about your deal and to run our lending business. - **We do not sell your information**, and we never share your mobile number or text consent with anyone for their marketing. - Deal addresses you give us stay with IFL. We never post or shop your deals. - You can ask us to see, correct or delete your information at any time. ## What we collect - **What you give us:** name, mobile number, email, flips per year, deal details (address, price, rehab budget, after-repair value, timing), corrections you make to property facts, and messages you send us. - **Public-record property facts:** when you look up an address, Deal X-Ray retrieves public records (Maryland assessment data, FEMA flood maps, Baltimore City open data). The lookup runs from your browser to those public sources; we receive the results only if you send your deal to us. - **Device and usage data:** pages viewed, referring link (for example, a Facebook post), browser type and approximate location, collected through cookies and similar tools. - **Later in the process:** if you apply for a loan, we collect entity, guarantor, property and financial documents needed to underwrite it. That process has its own disclosures. ## How we use it - To prepare estimates and term sheets, contact you, and evaluate and service loans. - To send messages you asked for (texts only with your consent). - To measure and improve our website and advertising, including showing IFL ads to people who visited our site. - To prevent fraud, protect our systems and comply with law. ## Cookies and advertising We use cookies from our website platform (HubSpot) to understand visits and connect form submissions to your visit, and we may use advertising tools such as the Meta Pixel and LinkedIn Insight Tag to measure and target our ads. You can block or delete cookies in your browser. You can opt out of targeted advertising by emailing us (see below); we also honor browser opt-out signals such as Global Privacy Control where required. ## Who we share it with - **Service providers** who help us operate (for example, our CRM, email, phone and text providers, cloud storage, title companies, attorneys and closing agents), only for that purpose. - **Capital partners or loan buyers** evaluating or funding a specific loan, under confidentiality. - **Legal reasons:** when required by law or to protect rights, safety or property. We do not sell personal information. **No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.** Text messaging opt-in data and consent are not shared with any third party, except our text service providers solely to deliver messages. ## Your choices and rights Regardless of where you live, you may ask us to: confirm and access the personal information we hold, correct it, delete it, receive a copy, or opt out of targeted advertising. We keep lead information while it is useful to respond to you and for a reasonable period afterward, and loan records for as long as the law and our loan agreements require. ## Children Our services are for businesses and adults.
